It all started with a simple conversation over coffee. The Park Group was currently leasing space in Rogers, MN but the lease was set to expire January 1, 2022. This gave them a little over a year and a half to figure out a game plan for their future. Their commercial real estate advisor Jonathan Juris made the introductions to Larson Building and the conversation flowed from there.

Should We Build?

Building a new industrial building intrigued The Park Group but they really wanted to do their due diligence and make sure that it was a sound business decision. So, they started by scouting the nearby land to review any potential building locations.

Building The Right Size Building

The next step was to identify what size building they wanted to build. Knowing that they needed about 7,000 square feet for their own operations, The Park Group then relied on the team to help guide them on how much additional space would be needed to create an optimal space for a tenant or tenants. Once the desired building square footage was figured out, Larson Building was able to provide them with an updated price per square foot estimate offering them an overall construction cost budget.

Touring Other Larson Building Projects

As part of the due diligence process, Larson Building recommended visiting similar construction projects to get a hands on feel for the commercial building process. The Park Group toured the recently completed 20,000 sq ft Shootsteel.com building in Elk River to get a good understanding and feel of their project size. At the idea of constructing their own building became more appealing the Park Group dialed in their search for the perfect land deal.

Purchasing The Land

The Park Group team was now on the hunt. After touring multiple land options in Rogers, MN The Park Group had found the ideal location and negotiated a purchase agreement for the property. The design and construction team were assembled and the construction planning began.

Ground Breaking

In early June of 2021, Larson Building helped The Park Group break ground on their new 21,000 sf building in Rogers, MN.

Project Completion

After just seven months of construction, the Park Group was handed the keys to their brand new 21,000 sq ft building. Larson Building was honored to be the General Contractor on this project and extremely grateful for the amazing team that came together to make this happen for The Park Group.
