Larson Building is thrilled to announce its involvement in an exciting new senior living renovation project, one that entails the conversion of underperforming offices into a flourishing senior living community in Eden Prairie, MN.

As a trusted general contractor, Larson Building has been chosen to lead this transformative initiative, responding to the growing demand for modern and functional assisted living spaces in the face of escalating land and construction costs.

Project Details: The project is under the ownership of Midwest Residential, an entity managing multiple properties across Minnesota catering to the needs of aging adults, including those facing physical and mental challenges. The architectural design was completed by SRa Architecture + Interiors, ensuring a thoughtful and purposeful transformation.

Construction Process: The first phase of construction involves the renovation of an existing two-story, 16,309-square-foot office building into 24 assisted-living senior living units accommodating 31 beds. The subsequent second phase plans for a 52,938-square-foot, four-story addition to the building, providing an additional 81 units with 81 beds.

Navigating the complexities of city regulations, the project required a rezoning of the property from “office” to “medium high density residential,” successfully approved by the city of Eden Prairie in 2023.

The Goal: The overarching goal of the project is to offer residents a choice between communal living and more private assisted care. By providing versatile living options, the community aims to cater to the diverse preferences and needs of its residents.
